Buying in Spain can seem like a daunting task but we at Costalets will help guide you through the whole process. To make purchasing a pleasure rather than a task the following notes may be of assistance. You will require the following:

  • A Spanish NIE number. (Compulsory)
  • A Spanish bank account. (Compulsory)
  • A good solicitor. (Strongly recommended)

Once you have seen the property of your dreams, you will need to pay a deposit to remove the property from the market. This is normally 10% but some vendors will accept less. Please be aware that you should budget 10% more than the agreed selling price to cover tax, solicitor’s fees and land registry/notary fees.

Spanish mortgages can be very beneficial and the rates very competitive. They can substantially reduce such things as inheritance tax and make purchasing much easier. However, you will have set up costs, valuation fees, taxes and insurance premiums that will have to be paid. This will quite often mean you should allow a further 2 or 3 % on the costs.
